Update for taxpayers without a solicitor or conveyancer 

If you are a taxpayer without a solicitor or conveyancer you can use our online services to:

Please note: If you are a taxpayer submitting a lease review or submitting an ADS repayment claim you don't have to register in the system.

When you can request a paper LBTT return form

We currently don't provide an online service for taxpayers without a solicitor or conveyancer who need to:

  • submit a conveyance return
  • submit a first-time lease return

How to request a paper LBTT return form

You can contact the LBTT team and request a paper form by email: lbtt@revenue.scot. We will provide you with the correct form and guidance to complete the return.

Update for organisations and tax professionals

From 1 May 2020 all LBTT returns (conveyance, lease, or lease review) must be submitted online, using the Scottish Electronic Tax System (SETS).

Paper forms and cheques, submitted by post can no longer be accepted.

In order to submit tax returns to Revenue Scotland online, you must be registered for the SETS system
